Overview of the Lassiter High School Real Estate Market
130 homes sold in the Lassiter HS district in 3Q. That’s down by about 10% from the same time last year, but as you’ll see below, the low inventory is helping the homeowners sell their home much faster.
HOME PRICES IN LASSITER HS DISTRICT
The average single-family home sales price is $399K. That is up $10,000 from the same time last year and is a modest 2% increase.
* Single-family home prices ranged from $155,000 to $982,000 last quarter
* There were a fair amount of new construction homes sold, but this year we saw more investor-owned home renovations hitting the market.
HOW QUICKLY ARE HOMES SELLING?
Last quarter, Lassiter HS homes sold in 22 days (median). That’s right on par with the same time last year.
What we did see this quarter was that most of the Marietta homes fell into two categories — they were either priced (and staged) to sell quickly or they were way overpriced when they first listed the home.
Almost 40% of the listings sold in less than 2 weeks, while another 30% took more than two months to sell — many were 100+ days.

Definitely! The list price to sales price percentage is 97.2%, so buyers are negotiating about 2.8% off the sales price (on average).
