Most Expensive Neighborhoods & Homes Sold in 2014

2014 was definitely the year for the Roswell GA real estate market to officially rebound.  The average sales price was up all around the city, multiple offers were commonplace and for the first time in several years, the luxury real estate market was back on track.  Over 22 Roswell homes sold for over one million dollars, with the most expensive home sold at $5.6 million.  Many of the mansions and estate homes took 6 to 18 months to sell, but there were quite a few in the $900s that sold in less than two weeks!  Here’s a quick snapshot of the most expensive homes sold..

We think it is safe to say that Spring is officially here and the South Forsyth High School home sales are nothing short of exceptional.  In March, 38 homes sold in the South Forsyth school district and there are 140 homes currently under contract – yes 140! The average single family home sales price last month was $379,582 with homes ranging in price from $125,000 to $818,000.

If you are in the market for a new home, please keep in mind that homes for sale in the South Forsyth High School district are selling very quickly and for very close to the listing price (average is 97.1%).  The average time to sell a home is 66 days, but 45% sold in less than 2 weeks, with a large majority of South Forsyth homes that sold in the first 2 to 4 days on the market.  Over 35% of the homes sold at 100% (or more) of the listing price, which is most likely the result of multiple offers or bidding wars.

Alpharetta real estate market update for March 2014Spring has come early for the Alpharetta real estate market.  Over 100 single family homes sold in March and an incredible 263 Alpharetta homes are currently under contract.  The average home sales price was $377,000 (down from the previous month) and homes were selling at 96% of the listing price.  Alpharetta real estate is also selling a bit faster than usual at 73 days, on average.  For those Alpharetta homes that were priced at fair market value when initially listed, 42.2% of all the homes sold in 2 weeks or less.

If you are thinking of selling your home in Alpharetta, we highly recommend that you interview at least two real estate agents to ensure that your home is priced – and marketed — well.  It is amazing to see the homes selling for top dollar in the first weekend, when there is a solid home marketing plan in place.   27.5% homes in Alpharetta sold at or OVER the listing price last month!

Cumming homes sold and real estate reportThe Cumming real estate market works like the postman – it just keeps going  through rain, sleet, snow or shine!   A whopping 247 homes have already sold this year in Cumming and similar to it’s neighbor Alpharetta, the average number of days on the market was 76, but almost 20% sold in less than two weeks.  Up from the same time last year, the average sales price is $288,738.

Some of the hottest neighborhoods for home sales in Cumming were Creekstone Estates, Vickery, Windermere, Trammel Estates and Manor at Kingswood.  If you have a home in one of these neighborhoods and are thinking of selling your current home, it may be a very good time for you to do so!
