:::::: ALPHARETTA HOME SALES OVERVIEW

Home Sales:  The number of homes sold each month has almost DOUBLED from the bottom of the market (2010).

Home Values are also way up:   Median home sales price in Alpharetta is up 21% in the last 4 years.  In June of 2011, Alpharetta homes were selling at a median price of $325,000 and this June (2015), we were at $410,000.

How many days to sell a home in Alpharetta?  92 days to sell a home at the peak in March of 2012 and as of June, the median was only 17 days!   Of the Alpharetta homes sold in the last quarter, over 20% sold in the first week.

Listing price to final sales price:  Many homeowners want to list their homes higher to allow for some “wiggle room” in the negotiating, but that is not the best strategy in the current Alpharetta real estate market!   Homes are currently selling at about 97.5% of the listing price (or 2.5% off).  A large percentage of the homes that were priced correctly when first listed, sold at or OVER the asking price.

South Forsyth High School | Home Sales Report

We think it is safe to say that Spring is officially here and the South Forsyth High School home sales are nothing short of exceptional.  In March, 38 homes sold in the South Forsyth school district and there are 140 homes currently under contract – yes 140! The average single family home sales price last month was $379,582 with homes ranging in price from $125,000 to $818,000.

If you are in the market for a new home, please keep in mind that homes for sale in the South Forsyth High School district are selling very quickly and for very close to the listing price (average is 97.1%).  The average time to sell a home is 66 days, but 45% sold in less than 2 weeks, with a large majority of South Forsyth homes that sold in the first 2 to 4 days on the market.  Over 35% of the homes sold at 100% (or more) of the listing price, which is most likely the result of multiple offers or bidding wars.

South Forsyth Real Estate Market Report for Lambert High School District

South Forsyth real estate market and home salesSpring is officially here and the South Forsyth real estate market is on fire, especially in the Lambert High School district.  In March, 37 homes sold in the Lambert school district and there are 81 homes currently under contract. The average sales price last month was $372,600 with homes ranging in price from $130,000 to $2.5 million.

If you are in the market for a new “nest”, please keep in mind that homes for sale in the Lambert High School district are selling very quickly and for close to the listing price.  The average time to sell a home is 67 days, but 46% of the Lambert homes sold in less than 2 weeks.

Alpharetta Home Sales Update | Feb 2014

Alpharetta home salesEven with all the snow and weather we’ve had so far this year, the real estate market hasn’t slowed down.  Alpharetta homes sales in January and February are high, with over 150 single family homes sold and more than 160 homes currently under contract (yes, double!).  The average sales price was $405,600 and homes sold in 75 days, on average.  For those Alpharetta homes that were priced at fair market value when initially listed, 35% of all the homes sold in two weeks or less.
