Overview of the Lassiter High School Real Estate Market

HOMES SOLD

130 homes sold in the Lassiter HS district in 3Q.  That’s down by about 10% from the same time last year, but as you’ll see below, the low inventory is helping the home owners sell their home much faster.

HOME PRICES IN LASSITER HS DISTRICT

The average single family home sales price is $399K. That is up $10,000 from the same time last year and is a modest 2% increase.

* Single family home prices ranged from $155,000 to $982,000 last quarter
* There were a fair amount of new construction homes sold, but this year we saw more investor-owned home renovations hitting the market.

HOW QUICKLY ARE HOMES SELLING?

Last quarter, Lassiter HS homes sold in 22 days (median). That’s right on par with the same time last year.

What we did see this quarter was that most of the Marietta homes fell into two categories — they were either priced (and staged) to sell quickly or they were way overpriced when they first listed the home.

Almost 40% of the listings sold in less than 2 weeks, while another 30% took more than two months to sell — many were 100+ days.

If you are thinking of selling your home, please make sure that it is priced correctly when it is first listed!  Get pricing recommendations at least three different real estate agents to ensure that your home will not only sell quickly but for top dollar.

Definitely! The list price to sales price percentage is 97.2%, so buyers are negotiating about 2.8% off the sales price (on average).

3Q 2016 Smyrna GA Real Estate Market Overview

30080 and 30082 HOME SALES

A total of 256 single family homes sold in Smyrna last quarter, which is just slightly down from the same time last year when 273 homes sold.

There are currently 230 Smyrna homes for sale, so inventory levels are still quite low.  If now other homes were listed, the current inventory would be gone in less than 3 months.  A balanced real estate market (i.e. not a buyer or seller’s market) typically has 6 months of inventory.  Right now, it is a very strong Seller’s market in Smyrna – especially for homes under $750K.  If you are thinking of selling your home, we would highly recommend taking advantage of this market and listing your home within the next 6 to 9 months!

HOME PRICES IN SMYRNA

The average sales price this quarter was $340,524.  That’s $43,000 HIGHER (14.8%) from the same time last year — impressive!

  • The median home sales price in Smyrna was $345,000
  • Homes ranged in price from $50,000 all the way up to $1,187,500
  • Almost 30% of the Smyrna homes sold were under $250,000, so this community is still a very affordable option for many home buyers

ARE BUYERS STILL PAYING CLOSE TO ASKING PRICE?

Very much so!  Single family homes sold at 98% of the asking price, on average.  This simply means that home buyers negotiated about 2.0% off the asking price.

Last quarter, 26% sold at or over the asking price.  This is right on par with the same time last year.

HOW FAST ARE SMYRNA HOMES SELLING?

The time it takes to sell a home in Smyrna, Georgia is only 40 days on average, but 36% of the houses sold in less than 2 weeks.

QUICK TIP:  If you are thinking about selling your home, please keep in mind that it should sell in less than 2 weeks at a price that’s very close to your asking price… but only if you price your home at fair market value, make it easy for buyers to tour and a little staging never hurts!  We highly recommend that you speak with at least 2 to 3 real estate agents in order to get an accurate assessment of your home’s current value.

Lake Windward Elementary Home Sales Update

See the latest Lake Windward Elementary home sales as well as the latest homes for sale in this Alpharetta school district.

Wondering how the real estate market is faring in Alpharetta’s Lake Windward Elementary school district?  

After reviewing the latest market stats for 3Q 2016, we have some good news to report!

HOME SALES & PRICES

A total of 26 single family homes sold between July and September this year.  This is down from the same time last year when 37 homes sold.  The demand for homes in this popular elementary school district is definitely there, so it may be that we need a few more homeowners to list their homes!

The average sales price was $449,162 — that’s a $46,000 INCREASE from the same time last year!  11.6% to be exact.

HOW FAST ARE HOMES SELLING?

It took a bit longer to sell a home this quarter.  On average, Lake Windward Elementary homes sold in 64 days.  Last year it only took an average of 45 days.

QUICK TIP:   If you are thinking of selling your home in the near future, please work with your agent (or talk with 3 to 5 real estate agents) to make sure you have the true fair market value of your home before listing it.  If you do not price your home correctly when it is first listed, it takes 5x longer to sell on average.

If you look at the recently sold homes below you will see that these Alpharetta homes are either selling quickly… or take months to sell.  34% sold in 2 weeks or less!

Even thought it takes a longer to get your home sold, 26 homes sold many homeowners are still getting close to the asking price.  In 3Q 2016, homes sold at 96.1% of the asking price – or in other words, buyers were able to negotiate 3.9% off the asking price.  This is right on par with last year.

For those that priced their home correctly, many sold at 100% or more of the asking price.  23% received full or over the listing price.

ONE MORE TIP:  Don’t “pad” the listing price so you’ll have room for negotiation.  That may have worked in the past, but in this market, buyers are well prepared to pay the full price, especially if the home was just listed.

BROOKHAVEN (30319) MARKET HIGHLIGHTS

  • The average single family home sales price is the highest it’s be in at least 10 years
  • 2 of the 3 most expensive homes sold this quarter — over $3.0 million!
  • 32% of the 30319 real estate listings sold in less than 2 weeks (3Q 2016)
  • Housing inventory is still very low – especially single family homes under $700K
  • About 20% of the homes sold over asking price (down a bit from previous years)  (3Q 2016)

Brookhaven Home Sales :: Highest # Sold in 5+ Years

213 single family homes sold in 2Q 2016 (April-June) — almost double from the bottom of the market.

Brookhaven Home Prices :: Highest average sales price in at least 7 Years

It’s not reflected in the chart below, but we just pulled the Q3 2016 home sales numbers and the average sales price was $721,000! This is due in part to two homes that sold over $3M.  Before the market crashed, the average home price in Brookhaven was in the low $500s.  Pretty impressive progress!

Brookhaven Housing :: Selling Quickly!

The median number of days to sell a home in Brookhaven, Georgia has been about 20 days since the market started to recover. This Spring (and last) it only took 14 days. Please note that the average number of days a home is on the market is one month. The higher price point homes do tend to take about 2x longer to sell.

Atlanta’s Virginia Highland neighborhood had another strong Spring selling season and we have some impressive real estate stats to report in this issue of the VAHI Market Report…

  • The average single family home sales price in Virginia Highland is right on par with the same time last year ($714K vs $723K in 2Q 2014), but the most amazing statistic is the average single family home sales price is up over $190,000 from the bottom of the market in 2Q 2009
  • Homes sold in an average of just 33 days last quarter — that’s the best we’ve seen in 7+ years!   38% sold for 100% (or more) of the asking price.
  • There were fewer homes on the market this Spring season (only 21 sold vs 51 last year), so with the low inventory it’s easy to see why the best homes in Virginia Highlands were selling quickly.  42% of the homes sold in less than 2 weeks.

Kirkwood is officially the hottest neighborhood in Atlanta right now and once you review the home sales statistics, we’re sure you will agree!  We have some impressive stats to report in this issue of the Kirkwood Real Estate Market Report…

  • Kirkwood home sales are up 18% from the same time last year and have almost doubled from previous years (low 40s in previous years to almost 70 this year)
  • The average single family home sales price jumps to $337,000 — that’s $32,000 higher than the same period last year and almost double from just THREE short years ago when the average sales price was only $176,500.
  • Kirkwood homes are selling for top dollar — 99.4% of the asking price, on average.  Last quarter, 42% sold at or OVER the asking price. [Note to potential home buyers:  Be prepared for multiple offers and pay up to 4% over the list price!]
  • The time it takes to sell a home in Kirkwood is only 38 days on average, but 44% of the properties sold in less than 2 weeks.

We love being able to share all the home sales data for Decatur’s most popular neighborhood… and have some amazing stats to report in this issue of the Oakhurst Real Estate Market Report!

  • Home sales are up 17% from the same time last year (25 vs 30 homes sold in Oakhurst)
  • The average sales price skyrocketed from to $633,253 — that’s just shy of $100K higher than the same period last year.  In 2008, the average was only $366,000.
  • The time it takes to sell a home in Oakhurst has remained consistent over the last three years takes 36 days on average.  The new construction homes are taking longer to sell, as many builders list the property in MLS before the construction is complete, so that skews the average a bit.  The median time to sell an Oakhurst home is closer to 17 days.

:::::: ALPHARETTA HOME SALES OVERVIEW

Home Sales:  The number of homes sold each month has almost DOUBLED from the bottom of the market (2010).

Home Values are also way up:   Median home sales price in Alpharetta is up 21% in the last 4 years.  In June of 2011, Alpharetta homes were selling at a median price of $325,000 and this June (2015), we were at $410,000.

How many days to sell a home in Alpharetta?  92 days to sell a home at the peak in March of 2012 and as of June, the median was only 17 days!   Of the Alpharetta homes sold in the last quarter, over 20% sold in the first week.

Listing price to final sales price:  Many homeowners want to list their homes higher to allow for some “wiggle room” in the negotiating, but that is not the best strategy in the current Alpharetta real estate market!   Homes are currently selling at about 97.5% of the listing price (or 2.5% off).  A large percentage of the homes that were priced correctly when first listed, sold at or OVER the asking price.

Rivermont Real Estate Update in John’s Creek and Alphraetta

Rivermont real estate AlpharettaRivermont had a fantastic Spring selling season!  A total of 14 homes sold in the second quarter of 2015 — up from the same time last year!   Here is a quick snapshot of the home sales activity over the last quarter (4/1/2015 – 6/30/2015):

  • Homes sold at 95.8% of the original listing price — or buyers were able to get 4.2% off the listing price (on average)
  • 21.4% of the Rivermont homes sold at 100% or over asking price.  These are also the same sellers that priced their home at fair market value when it was listed (very important!
  • Over 90% of the home sellers contributed to the buyer’s closing costs (average amount of about $5,000)
  • On average, homes sold in 48 days.   28.5% homes sold in 11 days or less

More About Rivermont

Rivermont Alpharetta homes for saleRivermont is a swim, tennis and golf community nestled in between Alpharetta and Johns Creek and is located off Nesbit Ferry and Barnwell Roads. Many of the homes in the Rivermont community were built between 1970 and 2010 and are either traditional style homes or the 1980s contemporary homes.
