Atlanta’s Virginia Highland neighborhood had another strong Spring selling season and we have some impressive real estate stats to report in this issue of the VAHI Market Report…

  • The average single family home sales price in Virginia Highland is right on par with the same time last year ($714K vs $723K in 2Q 2014), but the most amazing statistic is the average single family home sales price is up over $190,000 from the bottom of the market in 2Q 2009
  • Homes sold in an average of just 33 days last quarter — that’s the best we’ve seen in 7+ years!   38% sold for 100% (or more) of the asking price.
  • There were fewer homes on the market this Spring season (only 21 sold vs 51 last year), so with the low inventory it’s easy to see why the best homes in Virginia Highlands were selling quickly.  42% of the homes sold in less than 2 weeks.

Kirkwood is officially the hottest neighborhood in Atlanta right now and once you review the home sales statistics, we’re sure you will agree!  We have some impressive stats to report in this issue of the Kirkwood Real Estate Market Report…

  • Kirkwood home sales are up 18% from the same time last year and have almost doubled from previous years (low 40s in previous years to almost 70 this year)
  • The average single family home sales price jumps to $337,000 — that’s $32,000 higher than the same period last year and almost double from just THREE short years ago when the average sales price was only $176,500.
  • Kirkwood homes are selling for top dollar — 99.4% of the asking price, on average.  Last quarter, 42% sold at or OVER the asking price. [Note to potential home buyers:  Be prepared for multiple offers and pay up to 4% over the list price!]
  • The time it takes to sell a home in Kirkwood is only 38 days on average, but 44% of the properties sold in less than 2 weeks.

We love being able to share all the home sales data for Decatur’s most popular neighborhood… and have some amazing stats to report in this issue of the Oakhurst Real Estate Market Report!

  • Home sales are up 17% from the same time last year (25 vs 30 homes sold in Oakhurst)
  • The average sales price skyrocketed from to $633,253 — that’s just shy of $100K higher than the same period last year.  In 2008, the average was only $366,000.
  • The time it takes to sell a home in Oakhurst has remained consistent over the last three years takes 36 days on average.  The new construction homes are taking longer to sell, as many builders list the property in MLS before the construction is complete, so that skews the average a bit.  The median time to sell an Oakhurst home is closer to 17 days.

:::::: ALPHARETTA HOME SALES OVERVIEW

Home Sales:  The number of homes sold each month has almost DOUBLED from the bottom of the market (2010).

Home Values are also way up:   Median home sales price in Alpharetta is up 21% in the last 4 years.  In June of 2011, Alpharetta homes were selling at a median price of $325,000 and this June (2015), we were at $410,000.

How many days to sell a home in Alpharetta?  92 days to sell a home at the peak in March of 2012 and as of June, the median was only 17 days!   Of the Alpharetta homes sold in the last quarter, over 20% sold in the first week.

Listing price to final sales price:  Many homeowners want to list their homes higher to allow for some “wiggle room” in the negotiating, but that is not the best strategy in the current Alpharetta real estate market!   Homes are currently selling at about 97.5% of the listing price (or 2.5% off).  A large percentage of the homes that were priced correctly when first listed, sold at or OVER the asking price.

Rivermont Real Estate Update in John’s Creek and Alphraetta

Rivermont real estate AlpharettaRivermont had a fantastic Spring selling season!  A total of 14 homes sold in the second quarter of 2015 — up from the same time last year!   Here is a quick snapshot of the home sales activity over the last quarter (4/1/2015 – 6/30/2015):

  • Homes sold at 95.8% of the original listing price — or buyers were able to get 4.2% off the listing price (on average)
  • 21.4% of the Rivermont homes sold at 100% or over asking price.  These are also the same sellers that priced their home at fair market value when it was listed (very important!
  • Over 90% of the home sellers contributed to the buyer’s closing costs (average amount of about $5,000)
  • On average, homes sold in 48 days.   28.5% homes sold in 11 days or less

Get the 2015 Brookhaven real estate market trends reportIf you ask anyone, we think they will agree that Brookhaven is the hottest real estate market in the North Atlanta / Perimeter area.  Since it was incorporated a few years ago, more and more businesses are setting up shop in Brookhaven, dozens of annual events now call Brookhaven home and new home and townhomes are popping up all around the community.  Thanks to the new developments, prime location for commuters (and shoppers!) and excellent schools, it is no surprise that we have some impressive news to share in our 2Q 2015 Brookhaven Real Estate Market & Home Sales Report.

Median Home Sales Price in Brookhaven

The median sales price has almost doubled from the bottom of the market.  Brookhaven homes sold on average at $280,000 at the bottom of the market and in 2Q 2015, they averaged almost $500,000.

How Long Does it Take to SELL a Home in Brookhaven?

Days on Market (or DOM) is a common industry term, and you will see below that Brookhaven real estate is selling more quickly than it has in YEARS!  The median DOM is only 18 days — compared to 84 days in early 2012.

Listing Price vs Final Sales Price (%)

In other words, how much are buyers negotiating off the asking price?  The answer is definitely in the seller’s favor, with homes selling about 2.5% less than the price.  Please note that this doesn’t include seller paid closing costs.  If you are thinking of selling your Brookhaven home, know that at least 55% of home buyers will ask for a portion or all of their closing costs to be covered by the seller.

Number of Homes Sold in Brookhaven

A total of 169 Brookhaven (30319 zip code) homes sold in 2Q2015, ranging in price from $235K to 2.57M.  Just in May, 77 Brookhaven homes sold… that’s a 30.5% increase from May 2014!  It is also important to note that there has been a severe shortage of inventory over the last 2+ years, so it is likely that many more homes would have sold, because there is definitely the demand for Brookhaven housing.

in the popular Windward neighborhood (2Q 2015)

Alpharetta home sales in Windward neighborhoodWindward is made up of several small neighborhoods and is the largest and most popular community in Alpharetta, GA.  Thanks to the excellent schools, an endless list of amenities, the golf courses and the wide range of home prices, it is very appealing to many potential home buyers.  In the last year Windward home sales ranged in price from the mid $200s to well over $1.1 million dollars.

Here’s a quick summary of the recent real estate activity in Alpharetta’s Windward community:

HOME SALES:  In the 2nd quarter of 2015, 25 homes sold — a big jump from the same time last year!

AVERAGE SALES PRICE:   Alpharetta’s Windward home prices ranged from $259,000 to $1,140,000 with an average sales price of about $517,000  – right on par with the same time last year.

LISTING PRICE TO FINAL SALES PRICE:   On average, Windward homes sold  96.8% of the asking price in 2Q (i.e. buyers were able to get 3.2% off the listing price on average).  As the number of homes for sale increases. the bidding wars will slow down and we won’t see as many homes selling at full price.

Currently, 25% of the homes in Windward DID sell for 100% or more of the asking price.  If you are thinking of selling your home, please make sure your Alpharetta home is priced correctly when it is first listed.  Not only do you have an excellent chance of getting a full price offer, your home will also sell quickly.

DAYS ON MARKET:   One of the first questions Alpharetta home sellers ask us is “How long do you think it will take to get our home sold?”  Windward is currently averaging 39 days to get a home under contract.  42% of the homes sold in less than 2 weeks!

Deerlake is a popular, secluded swim/tennis community in Alpharetta and South Forsyth County.   It is also in the highly sought-after Lambert High School district, so Deerlake home sales are strong and typically sell quickly and for top dollar.  Here’s a quick summary of the recent real estate activity:

HOME SALES:  In the 2nd quarter of 2015, 13 homes sold — a big jump from the same time last year when only 7 homes sold!

DAYS ON MARKET:   Now that there is a bit more inventory on the market, homes aren’t selling quite as fast as last year, but the numbers are still impressive — 13 days to sell a Deerlake home last year and 21 days this year.

LISTING PRICE TO FINAL SALES PRICE:  Last year at this time homes were selling for about 98.5% of the asking price and this year, multiple offers are still commonplace and Deerlake homes sold on average at 99.5% of the list price.  ** If you are a home buyer who is looking in the Deerlake neighborhood, please keep in mind that you may have to pay full price and at best, may only be able to get about 2.0% off the price.

AVERAGE SALES PRICE:   Deerlake home prices ranged from $355,000 to $595,000 with an average sales price of about $465,000  (slightly down from the same time last year).
